My name is Ron LeGrand and I’ve filled and conducted seminars and boot camps for 20 years now. We do almost 20 boot camps per year ranging in price from $1,500 – $6,000. They last three to five days in length and have an average attendance of 150 people. Add to that over 20 one-day workshops a year, some with over 200 people, and I guess it’s fair to say I understand this business.
I’ve also been a speaker at events all over North America and delivered speeches from 35 minutes long to 5 day training events. I can’t remember a single one of those times I didn’t sell at least $25,000 worth of products with only the words from my lips.

SEMINAR & BOOT CAMP PROMOTERS
Here’s a real life example of how you can start and run a seminar business from scratch and not be an expert on anything. To do so I’ll have to disclose some family secrets and probably embarrass my daughter, Vicki, a little. I’ll just do it and ask her permission later.
In 1999 Vicki got tired of working for the corporate machine we built from a $10 seminar and decided to start her own business. She had no products. She isn’t a speaker or an expert on anything. She decided to sell information products because that’s what she and I had done most of her adult life.
We put our heads together and licensed a couple products we started selling by mail. Soon she got the idea to create a seminar and teach others how to sell information products. She knew she wasn’t going to be the one to teach the seminar so she got the smartest, best qualified, most handsome and modest guy on the planet to teach it…ME.
Then I teamed up with my marketing mentor Dan Kennedy and we put together a format and built the three-day seminar from scratch in about 3 days. To this point, Vicki didn’t have a dime in this venture because she talked us into waiting until after the event to get paid. In Dan’s case, his payment was a percentage of his sales he made at the event.
I think they call this one of those nothing down deals. Anyway, here’s the numbers from Vicki’s first 3-day boot camp she had us create and deliver while she stood in the back of the room and processed credit cards.
Needless to say she was walking on air for days after the event! Then she got the brilliant idea to do it again and again and again. Then she added an Internet Marketing Boot Camp and got experts to teach the whole thing. Today she does several boot camps a year and I have to make an appointment to see her. That’s OK as long as she takes care of me when I get old.

Second, most of the upfront money spent came from tuition sales as they occurred. I didn’t need much capital. The event funded itself. We started with very little out of pocket and all other expenses were paid as funds were collected. My initial investment came back quickly.
Third, others owned the only products sold. They paid me 50% of their sales. I didn’t create or deliver any products to anyone. They did. I created the outline for the event and asked the speakers to follow it.
Fourth, the whole event was handled by Vicki and her friend Danielle. They did the marketing and handled all the details. I created the outline for the event and asked my faculty to follow it. I did write the sales letter, but I could have easily gotten someone else to do it for me.
Finally, we taped the event with audios and videos so now I have a product to sell for years to come with no more work on my part. They call this passive income, my favorite kind. I’d expect this product to produce at least…
$500,000 A Year In Revenue For The Next 5 – 10 Years!
The whole thing, from idea to date of the event, took five months to prepare and if I choose, I could now repeat the process over and over with a fraction of the work. That’s what I call leveraging your brain, not your wallet or bank account.
Here’s some numbers from one of those recent 3-day boot camps. And it’s certainly not even near our best. We had 162 people and 104 entities there.
Again, it doesn’t have to be your product or your boot camp. Half the boot camps we sell are delivered by instructors who have created their own. They don’t work for us. We simply joint venture.

Take a look at all the super wealthy who made their fortune in real estate and you’ll see it was Commercial Property that made them rich.
Now I know that sounds strange coming from a guy who teaches residential real estate and is world renowned as the expert in it. So let me defend myself.
First, a lot of people get rich with single family houses. I’m one of them and I’ve taught perhaps thousands who have done so. But there’s rich and there’s super wealthy which to me means a net worth of over $100,000,000. You’d be hard pressed to find a super wealthy house buyer.
Second, I buy commercial property and teach others how to do it as well but since that’s not what I’m famous for you don’t see me as the Donald Trump of real estate who made his fortune in commercial.
The Donald can spot opportunity when he sees it and frankly any idiot could see it in the commercial slaughterhouse going on in America for the last three years. I should know, I’m dead center of it and have… Personally lost over $150,000,000 in value in my commercial projects in 36 months!
No I didn’t say I lost a hundred and fifty million real dollars. I never had it to lose but I can honestly say I lost that and more in future after developed equity and cash on projects that will likely never get built because of the current market.
I have lost millions in actual cash and will be several more years cleaning up the blood from twenty one commercial projects I purchased from 2004 – 2006, including over fifty million dollars in personally guaranteed debt and over thirty five million in private equity capital.
I didn’t create the recession and my timing really sucked and the fallout from my commercial projects will be with me for the rest of my life.
So why am I telling you this at the risk of scaring you away and at my own personal exposure?
- I took a big hit but I didn’t strike out. It’ll pass and I’ll survive and come out the other side much stronger and wiser than when I went in. Commercial real estate is taking such a blood bath frankly almost anyone who’s armed with the basic information to buy and manage or flip properties can make a lot of money… seven figure money.
I see smart people creating huge windfall profits from the bottom feeding in progress. Here’s a few examples I’m personally familiar with or involved in…
- A retail project I had in Texas appraised for $12,500,000 in 2005 and today the banks who foreclosed can’t sell it for $500,000.
- A warehouse project we purchased in ‘05 appraised for $11,000,000 and now won’t move for $2,000,000 and its in much better shape than when we bought it.
- I just made an offer on an apartment complex at $10,300 per unit that appraised for $44,000 a unit five years ago.
- A restaurant building, fully equipped, in prime area in Jacksonville cost $5,000,000 to build about four years ago is down to an asking price of 1.9 million and sat unoccupied for a year and a half…so far.
- Lots we sold in Myrtle Beach in ‘05 and ’06 with numerous appraisals over $400,000 are now selling for less than 50k. A house on it costing 1.6 million to build sold for 275k.
- Fully developed housing projects ready to build houses all over the country are being sold by banks for twenty five percent of what it cost to develop, including two of mine.
- Over 40% of the retail centers in some cities are bank owned and will sell for a fraction of 2005 value.
- Office buildings are easy to find for half the cost to build or less.
Ok, I’ll admit it is depressing, especially if you’re on the receiving end like I am.
But if you’re on the outside looking in at the opportunity and know how to buy or control these assets without risk to you the movie is much more fun to watch.
You now become the predator, not the prey – you’re in control not the slave to circumstances and you can build massive wealth from what you know, not your credit or capital.

The second day is spent on my favorite part of the note business…defaulted or ugly paper. There’s a killing to be made in defaulted paper even if you don’t understand it.
Every Foreclosure On Every Property In The Country Is Defaulted Paper.
Now, add that to all the liens and judgments attached to properties, and it’s literally a goldmine. Why? Because you can buy defaulted paper for pennies on the dollar! Just like you buy ugly houses at wholesale prices. When no one’s making payments, the value of the paper plummets, and that’s when I get excited. You see this paper is secured by Real Estate. I love Real Estate and defaulted paper; it’s merely a way to back into killer deals on the property.
I recently bought a house out of foreclosure worth $285,000. It had a first mortgage of $135,000 and a second for $17,000. The first was foreclosing, which put the second in a very weak position. They had to pay off the first or lose out. So I bought the second for $3,750. That means I got a $13,250 discount for flapping my lips for about five minutes. Because I bought the second mortgage, that put me in a position to bring the first current and foreclose on the property, or take any one of five other courses of action you’ll learn in class.
Worst case, I foreclose and the house is bought at the sale. Then I’d make $13,250 and never touch the house. Best case, I get the house! That means I’d be getting a $285,000 house for $135,000 owed on the first, which I could take over, plus $3,750 I paid for the second, plus foreclosure costs.
I’m not sure, but I think that beats mutual funds. Wait until we show you how to do this without even putting up the $3,750 using my special joint venture agreement with the owner of the note. Heck, you won’t even need to pay attorney fees to foreclose! Defaulted paper is an entire business within your business and you’re tripping over it every time you buy a house with a lien, judgment or mortgage that’s behind.

I Learned Real Early The Way To Make Serious Money
In Real Estate Is To Become A Transaction Engineer!

The true real estate investor makes money regardless of the house, price, or underlying financing….they become Transaction Engineers: problem-solvers who get paid well for solving sellers’ and buyers’ problems!
Let me give you some examples of two deals I’ve personally bought recently, (yes I still do real estate deals every single week). I guess that makes me a little weird. I actually practice what I preach. Imagine that.
Deal Number 1
The first deal is a house worth $230,000 with a loan balance of $114,000. I gave the seller $2,000 and made up $22,000 in back payments when I sold the house so all I used was $2,000 of my money. That put my cost at $138,000 ($114,000 + $22,000 +$2,000). The house needs about $10,000 in upgrades; however, a Realtor brought me a contract from a buyer for $200,000 as is. That means the buyer got a good deal and I’m in and out in one week with no repairs, no hassles, and a nice profit.
Let’s see, $200,000 minus my $138,000 purchase price and costs, equals about $55,000 in net profit after I paid the Realtor. I bet they don’t teach this stuff at Harvard.
Deal Number 2
This second deal was much less dramatic and lot less profitable, but pathetically simple and easy. This is the kind of deal you’ll be doing dozens of quickly after this boot camp. A motivated seller needed debt relief….so I solved his problem. The property I picked-up was worth $95,000. He owed $72,000 on his mortgage and was current. He asked for nothing so I gave him nothing, except debt relief of course (you’ll learn the magic sentences to use for this.) The house is in move in condition.
I lease optioned it out in 3 days for $99,000, got a $5,000 earnest money deposit and will make $120 per month cash flow. Not bad for a free house. Compare that to what you do for a living. I put out no money and got back $5,000 in 3 days and didn’t touch the house or personally guarantee any debt. Plus, I got $23,000 in free equity and a nice tax write off and didn’t use one penny of my own money or credit.
It’s not a killer deal but everyone involved was happy with the results. Ask yourself how many of these would you need per month to surpass your current income?

I just completed a wholesale deal of my own this week where we bought a junker for $31,500 and sold it for $45,000. Never touched it. Didn’t even clean it out. Netted over $13,000 and never spent a penny of my money. We’ll also discuss retailing houses to get to the big bucks in the ugly house business.

If you live, consume products and services of any kind, anywhere in the world, your information is being sold to others. There’s nothing you can do to stop it, no legislation will prevent it, and whether you like it or not, it’s a reality. You can either get upset and get over it, or you can use it to your advantage and create a huge income stream. I guess you can do both. When I started this program, the plan was to get $25 for each lead from Realtors® and mortgage brokers and a few others, but that plan has evolved into a better one even though several students have reported success in getting even more. Simple logic and math would tell you that’s a bargain for them.
